Once the society is formed, the builder shall handover various documents to the society. The society shall keep these documents in its possession. These documents are very important and it's a responsibility of the Managing Committee to obtain them from the builder.

These are the following documents of Society handover from builder :
Society Related documents
- All records of the Society, particularly the copy of the application for registration of the Society, received back from the Registering Authority,
- The copy of the bye-laws of the Society registered by the Registering Authority,
- Certificate of registration of the Society,
- Challans for amounts credited into the bank,
- Counterfoils of the used cheques and the unused cheques, forms Bank pass books,
- Copies of all the agreements entered into by him with different parties,
- Statement of accounts as prepared by him,
- Applications for Membership,
- Statement of information of the promoters,
- Vouchers for amounts expended,
- Cash balance, if any,
- Site plan/ the scheme of construction (for plot purchase type)
- Minutes of the first general meeting of the Society,
Regarding land and building related transactions:
- If builder has purchased land then Sale Deed of Land
- If builder and landowner developed land then Development Agreement
- Power of Attorney of landowners (if available)
- Power of Attorney of builders (if available)
Construction permission and certificates:
- Non Agricultural Order (N.A.) / ULC Order
- Sanctioned Plan
- Commencement Certificate
- Plinth Certificate
- Occupancy Certificate

Society has the prime responsibility to obtain and maintain these documents. It is the responsibility of the builder to handover all these documents to the society. Every member of the society shall verify whether the Committee has obtained those documents or not.
